My wife and I bought our duplex a little over a year ago and.. we had very little reserves after closing. This was risky but it’s been well worth it. We’ve had a few small issues pop up but still managed to save some cash over the year.. now we’re a little more comfortable. Plus we’ve begun to build equity, which is great in case of a worst case scenario.

My suggestion would be to go for it. It’s worth it and you’ll figure things out along the way as we have done. Stay positive and do the best you can to find a home that has been taken care of.. they may be few, but they’re out there.

I recently had 6 windows replaced in one of my units (six windows total) I also planned to measure and even install them myself.. not long after I started the first window I had realized I was out of my comfort zone. I was unsure of my measurements, unsure how to remove the windows without damaging stuff, PROPERLY insulating them, then reinstalling.

I hired Home Depot and they did a fantastic job.. I had them install base style windows (not super efficient but look great) I payed exactly what had been previously quoted and the job was completed quick and clean. Little less then 3G’s if I remember correctly. Good luck
