And then the market crashes, you have to service your loans yourself and you lose everything because you were leveraged. No one ever talks about the hundreds of thousands of dollars saved on interest by actually owning your assets outright. The interest money not paid is yours, not the banks. Take the CF of the first and apply it to the next one with the aggressive paydown included and keep rolling until you have met your goals. You find out who is swimming naked when the tide goes out!

Phil is the REAL DEAL. He has been my mentor for about 2 years and I have closed many, many deals. It isn't easy but most things that are worth having aren't easy either. Remember you are paying for knowledge and mentorship. You will get refunded the upfront cost once you reach your profit sharing also. He shows you how to be successful. It is up to you to actually apply the knowledge. 

Look into the veteran land board loan....home mortgage. I got 30 year mortgage at 3.04%. Rates are higher now but it still beats anything around. You want to get your disability rolling though so you can get the best rate available.

Awesome. Great feedback. I will update my picture. I don't do a whole lot of social media though. 

So I guess I have to find a list of people to write. How do you get access to the list of people behind on their taxes or the recently divorced?

That was super helpful.  I will try all of those options.  It does seem like a lot of work.  I wonder how many other people are doing the same kind of marketing........ how will they pick me instead of others that have been doing it for longer?
