Well, I'll evict and withdraw the submission. lol. I'd rather get her out of there instead f waiting 4 more months of no rent to not get my money from the state.

@Patti Robertson It is still showing as "submitted". Someone called me to verify bank account info like a month ago. I used the landlord portal through VHDA because the tenant would have never actually completed the process herself. 

@Linda S. I'm sorry to hear that it took you so long but that gives me some solace knowing it's probably just the system taking forever rather than just stringing me along so I don't evict before the moratorium expired. At this rate they'll be paying out rent a year past when people can actually evict...or maybe that's the point...pocket the cash when people just evict when the moratorium is lifted.

I submitted the RMRP application over 2 months ago and still nothing on a years worth of back rent. Anybody else having a similar delay?

I think your biggest obstacle to building will be zoning. If an area where you can find a lot available is all single family zoned, it will be hard to change the designation. The only place I could see that is in Manchester/Blackwell, Highland Park, Church Hill, or other increasingly expensive neighborhoods...even for empty lots. If you're house hacking it for a few years and then selling it before any of the major capex items come due, you might be able to make the math work better. 

I've heard of people buying a property with a large sideyard and subdivide it off then build but you are also running into the costs of installing the laterals out to the sewer/water mains and installing underground power if no previous structure existed.

Most home warranties from builders are only for one year but you could always look through the paperwork and see if there's anything in there. You could always reach out to the builder and see if they'd give you sort of deal/discount on the repair. You'd have to come at it from a non-confrontational angle though. 

Other people may know more than me but I think you might just have to bite the bullet and pay for the repair. Maybe a bad idea to some others but you could always sell it and once it's under contract, pay to repair it, and just pay yourself back out of sale proceeds if the buyer is willing.

Like I said, maybe more savvy investors have a better idea but I don't think you have any recourse from the builder.

@Patti Robertson I'm local to Richmond. I don't particularly want to oversee this part of it. I hired a law firm to do all the legal paperwork type stuff but they don't actually handle the lockout. I'll take any references you have for people willing to change the locks out because I don't really have time and the handyman I use is not particularly comfortable with this.

After a year of not collecting rent and not being able to get a tenant out It looks like there may be a light at the end of the tunnel. That leaves me with the physical process of the eviction. Are there any companies in Richmond Virginia area who would provide such an eviction move out service? Never had to evict before but my understanding is you have to have everything out of there within a certain window that the Sherriff gives you. Thank you.
