@James Wise Of course, I was more or less venting on my frustrations about the sudden uptick in new investors to our area that are overbidding properties. In recent months I've personally watched houses sell during the bidding process for close to ARV!! I guess I don't understand these new hipster investors! lol

Tom, once the property gets past its "first look" phase, if its a solid home, it may also go well over list to area investors. Ive recently been outbid on homes in Lyndhurst, Highland Heights, Mayfield ect.. when coming in at over 5K above list.. Just an FYI it may be different in your case..

I don't know whats in the water in these parts but investment properties are getting harder and harder to come by. When a decent one is new to market, the same 10-15 investors end up bidding the profit right out from under ourselves. WHERE ARE ALL THE WHOLESALE DEALS!! Eight years ago we had to many properties to handle but now, its almost a ghost town... Any suggestions?
