Orlando has always been a great market to invest in for both LTR and STR but why is now the optimal time? Universal Studios new 750 acre park is due to open May 22nd 2025 (in 6 short months). Not only is this going to bring 100's of thousands in tourism but also increasing the Orlando job market by over 20k just in direct park related jobs. Now is the time to make your move!! If you aren't familiar with the Orlando area here are a few things to think about.

Disney is always a draw both for employees and visitors.

Universal's new park is set to open in the summer of 2025, this will not only bring a new flood of tourists to the area but set to bring in 15k-20k new full time jobs.

Orlando is currently trying to fix its traffic situation with express lanes being installed between Orlando to Tampa, expanding the International Airport and working on the final leg of the express train system from Orlando to Tampa. Currently it runs from Miami up the Atlantic coast then into Orlando (stops at the international airport).

Lastly, Polk County (located just south of Disney on the I4 pipeline), was and still is one of the fastest growing counties in not only the state but also in the COUNTRY!!! With still open land and affordable housing (compared to the metro areas of Orlando and Tampa Bay) it is one of the places people are flocking.

     Hey Kyle,

I'm a realtor in the Orlando area and I can get you on the MLS to search with an auto email sent out daily. Just need some information. There are still some (not many) but some that pop up here and there. The best way to "get in" is to try and find off market dealers. If interested shoot me a message. Hopefully that can at least start your process.

@Marcela Patino  Currently I'd say the Lake Nona area to the south (large medical professional population), Windermere (large expansion out to the west currently), Winter Garden / Clermont (North West of Orlando) a ton of expansion to include a fitness community Olympusorlando.com.

@Chris Rich The REAL short handed market in Orlando is the MTR's Fully furnished and not, with the market for buying and selling slowing here many not wanting to commit to another full year on their current lease and then of course those professionals traveling through or moving to the area that don't want the full year commitment. The market for those MTR's run fairly short.

@David Diez There is so much the central Florida market offers especially as the Orlando/Tampa area converge and more tourist traps.... I mean amusement parks get built (Universals new park due to open summer 2025). Having the VA loan helps depending on the choices you want to make as well. As a retired veteran myself, Thank you for your service and if you need to or want to talk through things. I'm always here.

@Petronella Kerssens I agree with all things stated above, although Orlando is tighter on short term rentals (Orange County specifically). That being said both markets are growing and will continue to grow. Just as some updates to the area as food for thought. Orlando just opened Brightline high speed railway (Miami-Orlando with 2 stops i believe). The last phase of that line goes into Tampa not sure about finishing timeline there. Also Universal is due to open its new park in Orlando summer of 2025. This park not only brings in more tourist but also due to add 15-20k permanent jobs in a market that housing wise cant handle that big of an upswing. The expansions in the area are already linking Tampa to Orlando via I-4 causing huge traffic issues but hopefully that gets slightly better as they expand the express lanes from Orlando to Tampa. Lastly, I believe i just read and article about Tampa International expanding to more international flights but don't take that as written in stone. Hopefully this helps you.
