This morning i was notified that a tenants ex boyfriend broke into her apartment and broke some of her belongings. Damage to the property is just the front door, jam and trim around door. Police came out filed a report , hes not allowed back on property and warrent out for his arrest for breaking and entering. Im paying to have repairs made immediately out of pocket. Approx $1300

My question is should i notify my insurance?id rather not file a claim.

Will i ever be reimbursed or just bite the bullet and move on.

I recently looked at a duplex in a mixed use zone. The first and seconed floor are used as residential rentals and the basement was used as an office space. I was interested in making the basement a studio apartment but when checking with the town they told me there is a minimum land requirement of 4 acres for a 3 family dwelling, yet the office is ok.This seems rediculous to me . Does this seem like a mistake or has anyone else ran into this?

Im new to bp and the realestate game. I have two questions.

1: when looking at fully rented multifamily units is it common practice to ask the owner for the existing tenants payment history? 

2: when listing a property fsbo is there a way to state that your willing to pay 3% to a buyers agent so they dont look right past your property?

Any help or advice would be appreciated :)
