Don't I have 45 days after closing to identify a replacement property(s)?

@Dave Foster, thanks for that information and further clarification. What I had in mind definitely does not qualify for a 1031.

On your second point- Isnt the purpose to avoid a capital gains tax? And since my capital gain is 45k, doesnt that work ?

Its a rental property, and I have followed the 45 day identification rule....The money is currently held in escrow specifically for a 1031.

I have recently started an LLC. Have a few properties in my name, but moving forward, want new acquisitions in my LLC.

Are there banks that lend to LLC's (assuming 20% down), without having it on my credit?

Im asking because I have a score of about 780, and in a year or so, will need to move, and buy a primary residence.  I dont want alot of rental mortgages on my credit.

Looking for a lender in the Kansas City area.

Considering turning a condo into an AirBnB rental.  Does anyone know of a reliable and easy way to determine what the airbnb market is like in Kansas City?
