@Tom S. No debt besides my home. I haven't tried but my thought is that my DTI threshold would be too high when trying to get another mortgage loan. Hope that makes since.

Thank you for the input! I think I am more interested in buy & hold a multifamily property using either conventional financing or hard money / private money. 

If the numbers work I would consider flips as well. 

Another obstacle I'm sure I will run into is my DTI ratio being too high...HML or PML are most likely my only options

So I am brand new to the whole investment game. I currently work as a project manager for a general contracting company and have been involved with construction my whole life (my dad is a small construction GC himself). I currently own a home (225K) and make approximately 85k a year with no other debt. My hope is to find a lender in the central Massachusetts area to connect with so if anyone has any leads please send them my way!
