I am hoping to get some advice/perspective. While holding a flexible, but full time job, how many properties can one person manage on their own before using a property management company? I currently have one duplex and am about to close on a single family and an additional duplex. I'm a bit concerned about what that could mean in terms of my time commitment while still working full time. Properties are about 60 years old.

CJ, I did get one, but after I made an offer. I went and saw it first with my stepdad who has a good sense of possible issues as he used to build houses. If there are problems found you can rescind the offer. Why is your friend willing to let it go so cheap?

I purchased a duplex which has 2 BR and 1 BA on each side.  There are tenants currently in each unit where one side rents for $750 and the other rents for $800.  Tenants pay all utilities except trash.

The cash flow is certainly there, it is the age of the building and associated repairs that are my risk.  The building is 100 years old.  The building has cinderblock walls and electric baseboard heat so the risk (large cost items) in my opinion is reduced to the roof.  The obvious other risk is the tenants.  I have several months to get to know the ones currently in the property.

I would love to hear your thoughts and questions.

Hello everyone,

I am a new invester from the Philadelphia suburbs.  I just closed on my first rental unit, a duplex, yesterday 10/7.  I am very excited about the possibilities!  Leading up to closing I have been on the bigger pockets website almost every day learning and absorbing all of the great information.  My hope is to continue learning and grow my one property to many and become a successful investor.
