As an update, Mr Blaya was also contacted. When my wife called him he picked up the phone immediately and was very responsive. He is going to review our contracts and let us know what he thinks. Based on the above, I would have to tell you I am the impressed already. I will let you all know more as I learn it. So far so good.

Thank you for all of the replies this has gotten. We have reached out to several of the attorneys recommended. As always, with the legal field we are waiting to get meetings with them. I will keep this updated and let you all know how it's working out. We did meet with one attorney and I would like to illustrate why it's important that the legal information comes from an investor specific attorney. We met with one who was a real estate attorney. Accustomed with dealing with RE Agents and Brokers. When we met with him he reviewed our contract that we use. The only thing he could say was that the contract would be up held by the courts. He was skeptical of investing in general and he was not at all shy about shielding his personal take on investing in general. Which was clear that investors in his view were neither moralistic nor honest in his opinion. He didn't say it outright but he was very clear in his overall feelings. The thing is that most of us are honest and we are moralistic. We work and strive hard everyday to do all we can to benefit everyone involved from the seller to the buyer. But because we work at the very same product from a very different angle than what is traditional, and we have some dishonest practitioners in our midst we are all painted in that negative light. The same assertions can be made of any profession. But because we come at the product from a different angle we can be painted as bad people. The image isn't real and it isn't true but it is important that the sources we have on our teams understand us fully from the outset. They need to be good sources of legal information or otherwise. We can't expect a regular RE attorney to understand investing practices and inherent problems or legal roadblocks. It isn't what they know best. I'm sure most of us understand what I have said here because we live it every day. Like every profession out there, we exist for a reason and that reason is that there is a demand for such.

A great source for finding realtors that are investor Friendly that I have found is by calling off of the Craigslist rental and houses for sale. Another great source is to call agents listing properties on the Section Eight site. Both of these have yielded great returns for my time. Obviously, cold calling these folks you will get a variety of responses. Some good. Some, downright rude. But, most, are happy to do business with us because for relatively little effort on their part they are able to sell the property to their investing clients and collect the sales commissions. A smart realtor will realize that we are delivering off market properties directly to them and they don't have to do anything except present it to their clients. Just my thoughts.

We are looking for an investor friendly attorney in South Florida. We have contacted a couple in the area and they simply fail to even reply which is disappointing considering who recommended them. We need an attorney that is familiar with investor practices and contracts. If anyone in our area can please direct us toward a good quality, honest Attorney that they have used in the past that would be wonderful. Thank you in advance.
