Thanks. So when I listed the house, I put the requirements were first&last month's rent plus a security deposit. If I do month to month then I'm guessing that I shouldn't collect last month's rent. Should I just do the security deposit and first months rent? Not sure how that works. I should have figured this out well before hand but working full time and fixing up two properties was overwhelming. Not to mention a baby coming any day. Any help is much appreciated.

@Chinyere Orie thanks. In your M2M leases do you put a clause stating that they have to give you a certain amount of time before moving out? Im in anne arundel county and am hoping to have them give me 90 days unless there's some extraordinary circumstances of course. Id really like to like these tenants in a year contract since they have great references and qualifications. They could easily leave in a couple months and buy a home, but you never know how it'll work out so I'm gonna do M2M. Thanks.

I did screen the tenants. Background check, credit, income/verified with employer, rental history and called their previous landlords. I have a baby coming any day so would like to have it rented as long as possible. I do agree with 10 months being better, I was actually surprised how much interest I got on the house during the holidays. It is a very nice house despite being small and its in a great subdivision near water.

He said they plan on staying for a year but if it's month to month they could leave after 10 months. They could easily buy a home but guess they want more time in the area or just havent been motivated enough to put the effort in.

Thanks Stephen. I tend to be a perfectionist at times. Think I have it worded properly now. Pretty similar to how you have it. Im wondering if I should just do a year lease because these tenants seem great. They make 6.5x rent(and thats just the husbands salary) and both have credit scores over 680. Spoke with there last two landlords and both had high regards, one even said they were the best tenants she has ever had. My wifes uncle is a cop and he said m2m is better for eviction purposes. What do you think Stephen, should I stick with m2m or go for a year lease? Its Anne Arundel county.

Hey BP. Finally have my first rental property listed and found some great prospective tenants. Im working on the lease now and am having trouble with the wording for making a month to month lease. I currently have 4 leases to reference including the one provided to BP pro members. Not sure what Im supposed to put into the blank spots for the pro member lease for Maryland. It basically reads "landlord leases premises from noon _____, 2021 until 11:59 on ______, 20__ or _____ on a month to month basis." Should I just delete everything from "until" up to where it says "on a month to month basis"? Im sure im way overthinking this but I want it to be right. Im confused why there's a blank spot behind or and in front of month to month. Thanks everyone and I hope this makes sense.

Try the Coastal Lending Group. They're in Baltimore and I use them. I'm kind of bias because I have a friend there but they've been nothing but awesome to me.

I'm looking at a property in Windsor Mills, Maryland and it's farther north than I usually look for properties. I've looked up statistics and data but am just curious what people from that area think. Especially from landlords in that area because I'm considering a rental property there. I'm sure there are bad areas there just like everywhere else but I'm just hoping to get some perspective. The area I'm considering seems pretty rural, especially for Baltimore County.

Ill be looking at the area tomorrow so any opinions would be appreciated. Thanks BP.
