Hello Gokhan,

I am a contractor here in Charlotte and I do a lot of work with a company called Victory property management (changing name to MoveZen Property management) and they do an excellent job with all of us contractors and homes always seem to be in good shape, which normally implies good tenants.

I have just started my NC pre-license course on my new journey to gaining my real estate license and becoming a Realtor in Charlotte NC. Very excited to get started, if anybody has any advice for a new realtor entering this current Charlotte market then I'm all ears.

My wife is the only name on the loan for our current home which is our primary residence. Is it legal/possible for me to go out and buy a home with only my name on the loan and own that property as my primary residence?

Interested to hear others thoughts on this topic…

As a handyman I have been working largely with many real estate investment firms getting their homes rent ready for their future tenants. Doing this I am seeing them purchase hundreds of single family properties around my city Charlotte NC. As a handyman it’s great for business but as a future wannabe investor this worries me. With already low supplies of housing nationwide, how difficult is it going to become for smaller/rookie investors to get into the real estate market competing against home buyers and large investment firms? Also how may this affect experienced investors?

My wife and I have been looking to invest in a short term rental in the mountains of Western NC and am looking for advice for good performing areas in terms of Airbnb/vacation rentals in Western NC that are affordable. Asheville would be Ideal as we used to go to college there and are very familiar with the area, but it is very expensive in Asheville. Any suggestions on surrounding areas that are attractive to tourists and affordable? Our budget would be roughly $200,000. Any suggestions offered would be appreciated, or if any agents in the area are free to reach out that would be great!

I'm currently living in Charlotte NC and have been looking at airbnb's around my location (specifically townhomes like mine) and seeing people doing very well for themselves, so I have started to explore this as a future possibility. My lack of knowledge comes in terms of laws and regulations around short term rentals in Charlotte. Any STR investors in the Charlotte/Mecklenburg County area ran into any issues in this department or have any advice for a beginner looking to get involved in airbnb?

@Chase Lowry Thank you! Just weighing our options at the minute, want to try and get our next house with a conventional loan so not worried about leaving the FHA with our current home.

Beginner question here... My wife and I are looking to buy another home to live in, and rent out our current residence as a rental property. We currently have an FHA loan and have been living here for 13 months now. Do we need to refinance to a conventional mortgage before we can rent out our property, or can we keep an FHA loan?

Also new landlord advice would be appreciated as Im looking to self manage my first rental property!
