Hello BiggerPockets Community, 

My name is Matthew Iczkowski and I am an aspiring real estate investor with a special interest in the Charleston, SC market. I grew up in Massachusetts, but spent many summer vacations in the Myrtle Beach and Charleston areas. I've been spending the last few years reading up real estate investing while saving up for my first down payment. 

Throughout my research/saving period, I've stayed on top of the Charleston market and I believe there are some intriguing opportunities given the economic development happening in the area, especially North Charleston. I also believe there could be opportunities for acceleration in the area given the potential relocations from major urban areas post-pandemic. 

If there are other people who share similar interests or are based in the Charleston area, I would love to connect and brainstorm ideas! I also welcome constructive conversations about the risk/reward profile of the Charleston market and its development opportunities. I'm an avid learner/researcher and always enjoy discussing different perspectives to broaden my worldview.

Hello, I am an aspiring real estate investor who is actively looking for opportunities to build skills for success as an investor/landlord/property manager to prepare for when I have enough capital to purchase a property of my own. In a couple months, the lease on the townhouse I am subleasing in the Bay Area will be up for renewal and all of my roommates will be leaving so I have the option to take over the townhouse as the main tenant. I am looking at this as an opportunity to learn from experiences similar to that of a landlord such as screening and managing tenants. 

As I am searching for people to fill out the lease in the townhouse, are there any suggestions for screening potential tenants (other than BiggerPockets Guide), such as template rental applications or useful online services? Also, should Craigslist be the main forum for advertising the vacant rooms or are their other platforms people have used in the past that have yielded quality tenants?

Any tips/pointers would be greatly appreciated!
