I am an agent. If I didn't do any work, I wouldn't expect to be paid. I have buyers sign a buyers rep agreement, but they always end at the closing of a property of the agreed upon end.

Now, I am not working with an investor who is buying tons of properties, so at that point maybe things would be setup a little differently.

Hmmm, in my eyes rent is always a waste as you have no return. If the house is in decent shape and you think it will appreciate, I would go for it. But if it's not in the right area/doesn't work for you, maybe a short-term rental is better in this case.

Hey David, not sure if you have agent(s) you work with, but if not, I'd love to sit down and talk one day. I have a few clients I keep my eyes open for investment homes for, would be more than happy to add you to that list :)

If I remember correctly, on an fha loan, you can only rent two units

But yes, more agents need to educate their clients

I will list at whatever price a client wants, but with the understanding that if we dont get that number or any activity in x days(15-30 depending on the details), we go to the market value given by comps/area.

I do not believe so. You will have a contract for them to do the work, so it shouldn't matter. But, each company may have a different policy.

Depends on what route you are going. But, Bellevue, East Nashville, Mount Juliet, Cane Ridge, Hendersonville.

Your agent should be able to help with locations.
