Hi all - first time investor, closing on my first duplex next week.  I am curious what folks suggest I use for bookkeeping.  I will have a Property Manager (long distance investment), but still want to maintain my own records of ALL expenses (taxes, mortgage, etc.). 

Any services or software you suggest?  I don’t want to do excel because I want something that is geared towards making tax season easy and I’m a newbie.

Hi all - I’m looking to purchase my first investment property near Houston. Single family home, relatively turn key, ~$250k, decent schools.   Given rates are what they are, I don’t seem to find anything that positively cash flows.  Is it silly to be looking at that as a factor?  I don’t want to do any significant renovation work with this being my first, and I don’t expect to cash flow significantly, but I am having a hard time finding anything that breaks even.  Maybe I’m being too conservative on my numbers, but I thought I would poll the group on whether this is just the nature of the current environment or if there are other things I am not considering.  Thanks!

Good question. My main goal is to generate enough cash flow that I can save to fund the next one - timing will depend of course, and I could always cash out refinance when rates settle down. But would definitely like to buy and hold until I can save enough to add another rental.

Hi all - looking to get started with long term rentals.  I am thinking of starting with 1 single family home. I have about $150k cash to get started.  Not sure if I should purchase a lower value home, finance a nicer home (given interest rates), or something else?   What have others in a similar situation done to get started and so you have any tips or lessons learned?  Thanks!
