Hello there, I have a rental property in Saint Petersburg Fl and am looking for some insight from all of you. I have some painting that needs to be done in the house, but I also have tenants in there. One of the tenants is pregnant, and is requesting that I prorate her rent for the day of painting due to fumes. I've looked into this, and from what I can tell they don't recommend women paint at all, however, there's no research been done on it to suggest that there is any risk. It's more like, nobody really knows, so don't risk it. Now this being said, should I prorate rent for them for a day (I feel like I don't really need to), or should I just recommend that they stay out of the house for a few hours, and I tell the painter to make sure all windows are open and the fan is on while he paints?

Any help with previous experiences on this would be awesome.

Well I did get my price from competitive priced rentals in the area, but they tend to vary so I put myself in the middle. Average for what I'm offering in the area is $1100-$1500 and I'm at $1,250. But I also took much higher quality photos, and listed way more photos as well. I'm also operating with a month to month lease and pet friendly to make myself more appealing to a larger pool of renters. I appreciate your input and I'm thinking I might do it so far as nobody thinks that this is a bad thing to do.

So I posted my first ever property for rent yesterday in a hot market. I've had over 100 something inquiries already and am having two open houses instead of private showings. My question is I put rent a hair under fair market value, now that I know I have this many applicants what I wanted to know from all of you seasoned managers is would it be unethical to put a spot on the application for a "Highest rent willing to pay for listed property" and see if I get some higher bidders to give themselves an edge in the application process? Or is this something you would recommend against either legally or morally?
