I was recently informed that i can hold an auction for my assignment contract. Is this true? and how do i do it?

I have 10 percent each for repairs and vacancy. This will be a private lender loan.  Insurance and taxes are also included.  Tenant pays water and sewer.  @Brian Garlington

It is a package deal.  4 duplexes. They are currently rented except one unit.  That rent is not calculated into income.  They may need a little work but not much for the income of the properties

Hello all,

Im looking to acquire properties in Tennessee. Is Assigning allowed in this state?

What will be your strategy?  Buy and hold or rehab and flip?  Are you searching for passive or active income? 

I'm looking and analysing deals and want to move on them. However I can't see them and immediately make offers because I'm not pre approved. My question is what do i need from private money in order to make legitimate offers? A POF letter?
