We own and manage several properties in Hagerstown, MD, and are currently looking for a team to handle landscaping/mowing, as well as snow removal at some of the properties. Some properties will require consistent year-round service, while others will need service on an as-needed basis. If you have any recommendations, please leave them in the comments below. 

Any recommendations for architects who do work in Hagerstown, Maryland?  

If we decide to sell the property, we would list it in the range of $400,000 to $420,000. To clarify, the purpose of this post is twofold: while we’re open to selling, we wanted to explore other potential strategies by hearing from anyone who has faced a similar situation. Additionally, we are looking to connect with anyone who may be interested in acquiring the property should we choose to move forward with a sale.

If anyone has advice or potential connections they could share, it would be greatly appreciated.

We own a property located at 205-207 South Potomac Street, Hagerstown, MD, 21740. This is a Maryland Historical Property, zoned for residential high density, with specific limitations on its usage due to its zoning.

The property is massive, offering 8,276 square ft of space, including 5,445 square ft of finished area, and it features a substantial driveway. While the property does require renovation, its location just a block from the new baseball stadium adds significant value and potential.

Our challenge, and the reason we’re seeking advice or considering a sale, is that we are facing some hurdles. Navigating the zoning requirements, dealing with Maryland Historical Trust limitations on what can and can’t be done to the property, and the financial burden of renovating the property to meet these standards have left us trying to figure out the best strategy so the property doesn’t just sit unused.

If we decide to sell, we anticipate pricing it at around $70-$80 per square foot, which is an incredible deal for a property of this nature.

We’re reaching out to see if anyone here might know of potential buyers interested in this unique opportunity. Additionally, we are open to exploring other options beyond selling, so any advice or alternative strategies from those with experience in similar properties would be greatly appreciated.

After a tenant has been evicted in Washington County, MD, and there is still an outstanding balance even after applying the tenant’s security deposit, are my only options for collection limited to small claims court and utilizing a collection agency? Are there any additional methods I may have overlooked? Additionally, what do you consider the most effective approach for collecting the owed amount? Any assistance, whether it's links, videos, or advice, would be much appreciated.

I recently evicted a tenant in Washington County, Maryland. I am seeking guidance on my legal responsibilities as a landlord following the eviction. Specifically, I would appreciate any links, videos, or other resources that outline my obligations.

Do I need to mail the tenant a detailed statement showing any deductions from their security deposit and the remaining balance, if applicable? Additionally, am I required to provide a copy of the ledger to substantiate these deductions?

Any advice or assistance would be greatly appreciated. 

In Washington County, Maryland, if my Lease Contract says all charges owed are considered rent, if my tenant paid their base rent but not maintenance fees and water bills owed, can i file against the tenant for failure to pay rent?
