Hey all,

I am beginning down my path of full time investing. I am currently in Wisconsin, though mostly mobile anymore. I'm honed in on some markets, with Ocala / Marion County / I-75 corridor being one of them.

I'm ideally looking at 2-4 unit MF, BRRR-style, C+ neighborhood opportunities. I'm at the foundation level, and putting together the plan / teams. As I dig my heels into local recommendations, potential foreclosures, and other good cash flow opportunities, I'm hoping to hear what ya'll are seeing out there.

Are ya'll seeing good cash flow on MFs in the I-75 corridor? Or are the SFHs doing better?

The market is what the market is right now, but how is the overall saturation down that way? Any unique challenges anyone has run into? Think I'm crazy for targeting 1% on MFs in the location/market?

Hi all -- I'm laying out the foundation to my plans to get start in Chattanooga as well. I'm looking at staying under 4 units (keeping away from the commercial space right now). Would love to network to see what strategies you've found successful. Do MFs pop up on the tax auctions in that area much? How is the reverse lookup faring?

@Todd Rasmussen -- I may just have to keep that in mind and see if any of my upcoming adventures match with ones you've run into!

@Corina Eufinger -- great question! I don't have a great reason, as a matter of fact! Simply put, I'm happy making money anywhere, but I'm going to have more passion exploring markets outside of my "home area". Perhaps I need to blend the intrigue and passion from OOS with openness to local markets!

@Nicholas Ludwiczak -- sounds like an OK trade off, as you're in control of that path!

@Philip Cook -- thanks for the tip! I do need to start working the Facebook groups a little more. As someone who ran away from FB many moons ago, I'm pushing myself back in for the wealth of info that exists in the various Groups. Cheers!

Hey folks -- my name is Matt, and I'm a new "investor" here. I use quotes since it can mean so many things. Keeping it brief -- I'm in Wisconsin and planning to do some OOS long-term rental investing, preferably a BRRRR.

The goal? Financial independence (FI). For me, FI means travel. FI means creative and innovation time. FI means woodworking more. FI means being able to help others. FI means working for others can be a discretionary choice.

I've been digging my heals into BP and all the other great resources out there. I look forward to repaying the favors and contributing knowledge back here in the future as I get further along in my journey.
