6% cap in Glendale/Burbank/Pasadena area is rather scarce in this sellers market. @Mark Huang however I do have a couple 7-unit buildings in Pasadena right now and 4-unit in Los Angeles. I'll send you the details

I am currently finding commercial multi-family properties in Southern California (LA county, Orange County, San Bernardino County, and Riverside County). Are there any investors who would be interested in owning in these markets?

I have a few off-market properties currently in north LA and Pomona.

What unit mix, cap rate, number of units, and price range are you looking for?

@Marc C. I believe had it right with the Master Lease option. I've yet to do it myself but am very interested to hearing if this works!

Is the owner willing to carry the entire note? If so, what's the current LTV, cap rate, occupancy, seller reason for selling, etc. ?

These are all questions anyone needs to know in order to give you the best possible solution for your scenario.
