Does anyone have experience investing in the St. Petersburg area? Grew up vacationing in St. Pete beach, and absolutely love the area. There seems to be good rent/price ratios even at the top of the market.  Any advice would be great!

Have you tried advertising on facebook marketplace? I had the most success using that and it's very easy to use. It's a good start to a background check too going through ones facebook 😂 Goodluck!

@Chris Coleman Appreicate the response. It's a small town called Jaffrey NH with a population around 5,000. It has one of the most frequently climbed mountains called Monadnock, a college close by, and a couple large companies. The demand for rent is high because there are just not many available. The vacancy rates in the area are under 1%. In October I bought a townhouse the next town over with a similar demographic and its performing well so far. COCROI is 8%. I see alot of multi families in the area that are in tough shape that exceed the 1% rule and their seems to be alot of potential.

There are many locations in NH west of major cities with appealing vacancy rates and low prices. (C) type area. The demand is high for rentals but appreciation values seem stagnant. Thoughts on investing in these type of areas?

Hey Alec! Facebook marketplace works best for me. When they initially show interest, I would email or call them and go over what your minimum requirements are. Let them know that you require a credit and background check so nobody is wasting their time. If they schedule a showing give them an application in person and encourage them to fill it out before they leave. With their signature you can then start screening tenants. Good luck!
