@Ajay A. all good advise you're getting here. The only other thing I would add is to be careful of the information you use from Zillow, Trulia, Realtor.com, etc. in the state of Idaho. Idaho is a nondisclosure state, meaning folks in Idaho don't have to disclose how much they paid for there property. As a result, the algorithms Zillow, Trulia, Realtor.com, etc. use often get pricing and other information incorrect. For purposes of accuracy and figuring cap rates and the like, I would recommend finding a source to get you information directly from the MLS if you can. Just my (bias) two cents. Hi everybody,

Just wanted to announce to my fellow agents that I have now joined the prestigious club of real estate agents. I decided to hang my license with Coldwell Banker Tomlinson Group in Nampa Idaho. They seem to have a good amount of training (not overwhelming) to help the novice get started.

Also, I realize I haven't posted to the forums in some time, so I figured I'd give a little update on what I've been up to in the last 6 months. I bought @Brandon Turner's book, The Book on Real Estate Investing With No (and Low) Money Down, and I can honestly say it was the first book I read from cover to cover in one setting. Good stuff and great ideas to get one going. After that, I dubbed 2015 as "The Year of The Deal" because  I as determined to make my first investment deal in 2015. Further thought on the subject led me to re-evaluate my situation and thus decided to quit my job in a warehouse and get my real estate license to become involved in full time. With a career change dipping into the money I saved to get my first property, my "Year of The Deal" may need to be postponed until the commission checks start to flow. But now that real estate is my full time gig now, I plan on being more active on the forums. No excuses now :)

@Jonna Weber - Thanks for the warm welcome.

I'm looking at investing in the Caldwell/Nampa areas for the time being. Born and raised in Caldwell, so I figured I'd stick to the areas I know best. Looking at the available multifamily housing inventory in the area, makes me think I should changing my focus to single family properties. My only concern  is the cash flow and/or ROA not being as good on SF as they could be with MF. Thoughts?

I'll be sure to check out Brandon's book. I'm pretty confident in running numbers. I'm pretty confident in researching and doing foot work. If only I could be as confident in finding/raising capital, I'd be set.

Great podcast BTW.

Hello Bigger Pockets,

My name is Matt Foster, I'm a 27 year old home owner from Caldwell ID (~30 min west of Boise). I'm looking to start investing in small multifamily properties (2-4 unites) in the Treasure Valley with a buy-and-hold strategy to generate cash flow income. The ultimate goal is to quit my job treating alfalfa seed for a large chemical company and focus on real estate full time. 

I've read the beginners guide (lots of great info) and am working my way through the pod cast and various articles on the BP site.

One aspect I need a little more education on is financing. I know there is a lot of good info out there, including "creative financing" that I look forward to learning more about. If anyone had any suggestions for books or articles on the subject, it would be greatly appreciated.
