Hi Jonathan, well said, I am pleased that Lydia reached out and stopped me in my tracks from tarnishing my beginner reputation. I went to my REI meeting last night and enjoyed listening to everybody's wins and I know soon enough I will be able to share my wins in my market area, I am grateful to be part of the Bigger Pockets family to helping me get into the real estate investing world, I appreciate your input, I will continue to reply on BiggerPockets to get input from those that know the game

Good morning Lydia thank you very much for your input, In the back of my mind I did not feel comfortable with this, presenting it at an REI meeting with members that have been in the game for many years, and with the reply that you shared, when this opportunity comes my way again I will only pursue it in my market

Thank you Todd, I will contact him and ask if he has these properties under contract, on the spreadsheets he has the street name but no street number, he also said as I present this at the REI meeting, they cannot get the street # unless it's under contract with him, is this normal procedure
I am 11 months in with my courses in real estate investing, My strategies I am focusing on are rehabbing in wholesaling, I just created an Instagram account and I've been communicating with another wholesaler out of New York And he seems to have a lot of knowledge, he presented me with 53 single-family homes he has in class B and C neighborhoods In Detroit Michigan, he sent me spreadsheets on 10 of the properties, all ROI's are 13–15% they are rental properties and can be purchased with tenants in place, this would be a JV venture split 50% I am a member of a Boston REI group that I've been going to faithfully once a month for the past 10 months, a few of the members there are members of a passive income group and buy properties out of state, I would like to approach them with these 53 properties, my question is, is this something I should pursue being a newbie and how do I find out if this is all legit

Good morning Ann
Yes I am aware that I could not use buyer C’s funds to purchase a property, I was taught that in one of my classes, I liked how you were right to the point with your answer, my purpose for asking the question about double closings is I am searching for mentors in the real world of real estate, I guess I could have asked google the question but that wouldn’t have got me in touch with real people with real answers, this site is fantastic for beginners like myself, I’ve been installing flooring for 43 years working with realtors and new builds and investors, I decided to retire my back and knees from my trade so I can continue to work with clients on a different level, I just completed and built my dream cabin in central Maine, I coordinated the entire project and hired all the contractors and paid them as well, I do have a passion for real estate, one of my goals is to gain relationships with realtors

Yes! I was referring to Wholesaling, I'm new to the Real Estate Investing world and looking forward to getting our first deal in motion, We are focusing on the North Shore area. I appreciate you answering my question and I will find the BP Podcast and check it out
