@Caleb Heimsoth most home that I feel would make good rentals (2-4 bedroom, 1-2.5 bath, 1200-1700 sf) in my area are going anywhere from 130k-180k. The average median income for this county is 42k. And I completely understand this is a long term game an I’m ok with that. My ultimate goal is 100k-150k in annual residual income. I know it may sound lofty but like I said, I’m willing to work for it and wait and I have a good steady job in the meantime to pay the bills.

I’m 25 years old and I have been saving for about the last 2 years to be able to start investing in real estate. My biggest concern is that I’m worried may still not the the time. My ultimate goal is to make enough money on residual income through rental properties to be able to live off them. Right now I have a steady job and my wife and I are expecting our first child in November. The market where i live seems to be really high right now. So I’m wondering if I should jump in to the real estate game now and start working forwards my goal, or should I keep hoarding money away until the market cools off a little bit. Thanks.

I don’t think I will be able to make it this week due to the fact that I don’t live super close to Mesa but would definitely be interested in attending in the future. Hi, my name is Matthew Evans. I’m 25 years old and I farm cotton with my dad Arizona. I have been interested in residential real estate for a while and have been working the last couple years to financially be able to dip my toes in. I think I am mostly interested in buy and hold rental properties this creating a long term residual income. I’ve been a long time listener of the bp podcast but really want to start digging my teeth in and start prepping to make my first deal. Are there any books you guys would recommend I read? The only book I’ve read that even somewhat relates to real estate is rich dad poor dad. Thanks in advance! Can’t wait to get to know you guys and become apart of this community.
