Hello I'm new to investing. I live in San Diego, CA and was considering buying property in Arizona due to it being cheaper and landlord friendly compared to rentals in California. Does anyone have recommendations to what part of Arizona would be good to look into or any advice for a new investor buying rental out of state in Arizona? Thank you.

I live and want to stay in San Diego, CA. I want to buy a multifamily duplex out here, but it's very expensive. Would it be a good idea to move to another city and find property there or continue to look in San Diego?
