Hi Noah. Have you worked with Evolve before? Buying in East Mesa a SFR as I commute each week but will be doing STR on weekends. Advice on good management/cleaning services? Thanks.

I have a tenant whose therapist is recommending she buy a therapy dog to help her and that even though our lease agreement says no pets, that laws protect her right to have a therapy per. Does anyone have experience with this? Seems like a Pandora’s box to tenants buying pets?

We are looking at 4 bedroom units for this investment. I actually love the model. He is cash flowing an extra $500 -$700 a month per unit more than traditional rentals. The units are high end and these tenants are paying a premium.

I would agree with most everything. He is leasing mostly on 1 year leases. Nothing short term in this scenario.

Thanks Greg. This good advice. I appreciate the feedback.

I am considering doing a partnership with my nephew who is a real estate agent here in Utah. He currently is an investor with a few properties where they rent out each room in the condo with a shared common area and are doing pretty well. I am a new investor trying to find the right place to jump in. I have cash and a desire to learn and he has the experience and knowledge of this space. How should I structure a deal where I bring all the capital and he is going to bring the knowledge and potentially even manage the properties. I’ve thought about an equity arrangement for him as payment for the management. Just curious what others experience had been or advice on how to set this up. Thanks.

I was asking my cousin about the market and it was a negative with the rising prices if you are trying to find good deals. Good news for the growth in equity!
