I'm looking to buy a list to start sending out letters. What sites do you use to purchase your lists? What makes you use that site? Better pricing or better information? Have you ever sent out hand written post cards or just letters? Thinking about writing the letters myself for now to get the experience and use my limited funds to target more people rather than spending some on someone else sending them at the moment. Thanks!

Hello BP friends! I have a quick question for you licensed agents out there. I am a newly licensed realtor as of a couple months ago. I am a new investor as well and decided to get my license to help build capital and get me into real estate full-time sooner than later. I am curious as a new agent what is the best business structure to form in the beginning? I have a full time w2 job and I'm looking to go full time as an agent sooner than later. In order to be able to write off expenses that come along with this business and use other tax advantages, where do I start? Is there a certain amount of income i should be at before choosing a structure? Any advice is appreciated! Thanks in advance for your time!

Hello All, I am a new investor and while I am building capital, after some research via podcasts and web blogs/articles, I decided to get my license as a way to help generate some extra income. This seems like a very controversial topic as far as investing goes. Half of the opinions say it's a great way to start and the other half says it's not worth it. I'm curious to know some of the experiences out there starting as an agent when your main goal was to be an investor. Did it help or hurt? Any issues with direct mail marketing, wholesaling or purchasing houses under value to make it worth while as an investor? I know you're supposed to be honest and fair and work in the customer/clients best interest at all times. Does it change the way you have to go about acquiring properties? Any insight would be much appreciated. Thanks all. Matt

I would look into rental prices for comparable properties in the area. Talk to other landlords and property managers to see what the rents typically are in the area you are investing.

@Mindy Jensen thank you for your response. I want to apologize if I am not making myself clear. Affording business cards isn't an issue and I would love to have them. However this is where I am and trying to find out the right way to start.

I am a new investor. I have zero properties, not even my own home. I do have a friend who wants to be a partner for rental properties who has all the capital to offer on the deal. I also met a local investor who offered to basically be a cash buyer and walk me through the wholesaling process in my area if I find off market deals.

In my search to connect with off market deals I need to know how to start properly. Do I make and register a business and then build a website and get business cards BEFORE I actually own property and income from it to pay the taxes and bills and etc associated with the business. Or if I DONT have a business because I don't own anything and I am trying to get started would simple business cards that say I am looking to buy houses with my name and number be sufficient to start generating leads until it is time to make the business.

I've read you don't need any kind of LLC when you first start. Also if I have a partnership with my friend for buy and hold properties wouldn't I need a separate entity for myself as well? Am I misunderstanding something? Thank you for your time and any help clarifying.

I appreciate the input. I don't plan on focusing primarily on wholesaling and it's not something I wanted to specifically state on the cards or website. It's more of a way to capture off market deals. I want to purchase rentals and eventually move to flipping but I figured wholesaling or partnering may be a way to start but generating the leads is going to be the biggest necessity. I want to convey the message that I am a cash buyer for distressed and motivated sellers in all situations offering them a solution.
