Post: Travel Therapist and Lending!

Hello Fam! I am a travel Physical Therapist, along the same lines as a Travel Nurse. I have had the WORST luck with finding a lender to assist me with refinancing A free and clear home I have in order to take the lump sum to the next project of portfolio building with buy and holds.

Just brief example:  With travel you may get $15 hourly then tax free stipends (which seems to be the killer for loans) which include lodging, food, travel etc.  Together this will give me a weekly pay check of say $1200 or better after taxes.  I have ran my credit with approx 3 lenders and they all are unable to use the tax free stipends even through its shows up on my pay stubs every week for approx 4 years now.  I understand that since these stipends do not show on tax returns they are unable to proceed with it, but I guess I wanted to see if anyone knew of someone that may be able to do in house or possibly portfolio loans out there?

My tax home is currently in FL where I have a duplex that cash flows in Panama City and a single family home in Central FL that I look to rehab and refi-cash out.  I dont want to progress with rehab until I know for sure I can refi out which has been holding me up.

Hey guys!  All this is very familiar to me as I do Travel Physical therapy with many years experience, plenty of reserves, excellent credit history and a weekly bring home of approx 1400 net or better.  I have attempted to obtain a re-fi for a free and clear home in central FL but with many calls and even a couple months going back and forth with Gateway mortgage and I haven’t had any luck.  Nobody wants my money! Haha

Has anyone had any lenders assist with the non-taxed stipend monies that come in weekly that are “not considered income” to assist you?  I am having the exact same problem.  I am going to make more called throughout the week and if i come up with a lenders willing to help I will repost.  Any luck @Nathaniel Crawford?

Thanks for the info Justin! I hear it is pretty rough around PCB to get good builders and GC's. I recently purchased a duplex on beach side I am house hacking and currently looking for the next deal. Huntsville, AL seems to be on the rise and from the looks of the numbers the ROIs are looking great! Hopefully we can land a few here in town though. Hey Caleb Bryant I am more so in the same situation as you and have been looking in the Huntsville area as I have seen some good looking cash flow deals on multi family out that way. I am currently living in Panama City, FL but have a few friends in Huntsville. One of which is a Realtor for Management Apex in that area. Hey Ryan, I went to school on Oahu, HI for 3 years and I have some friends that are doing pretty well in the Real Estate game out there as agents and Loans officers.  They may know of some good Contractors though.  Let me know if you wanted to try that route and I will send you the info.

I just came across your conversation and I am in a similar situation.  I am looking at starting out with a 4 unit home as well.  I just wanted to see if you went through with your purchase and if so how did you get your finances for it?  I talked to QuickenLoans today and they were saying that all loans for 4 unit homes are going to ask for 25% down.  Did you get anything better?

Now that's what I like to hear @Chris Mason!  I just started talking to the real estate agent today, actually 2 of them.  So my next step now is to just get the offer accepting in to them and accepted?

Totally new so thanks for working with me even though it may seem elementary on my part haha

Hi, My name is Matt and I just joined BP to help educate myself on the great investing world of real estate, so far an amazing experience. I was currently looking at a 4 unit home in my area and was wondering if all FHA's and other loans are going to ask for no less than 25% down payment? Seems from research that the really low DP rates are only for 2 unit or less, is this correct? Thanks for any/all feedback!
