I have a triplex under contract

Should I......

25% down with 3.7-4.25% interest rate fixed for 30 years?????

or

15% down with 10-year fixed rate of 5.00%,20-year amortization????  

If I go with the investor portfolio loan then I could refinance into a conventional loan after 6 months getting my money out for 30 year fixed 4.75 +/-0.5%.  

Currently 2/3 rented out (breaking even if going with investor portfolio lender) and I could cover mortgage for 6 months if it was empty. 

WWYD?

How do you get added to wholesaler's mailing/email list?

I'm particularly interested in single family and small multifamily

thanks @Daniel Smyth, I have two lenders willing (they mentioned it) to do it and a call into my real estate attorney - I'll share what I find out

can the voucher recepient pay out of pocket for rent/utilities if the voucher does not cover the entire amount?
