I’m starting to find out if buying and renting out a condo makes sense. I have started to look in my area with the hoa very low(under $100 a month) and the return is pretty good. Is it worth to rent out condos or too risky with hoa? Trying to find people that currently buy and rent out condos.

I just moved back to where I'm from and thinking about investing in a condo. I'm early in the process and starting to research to see if it's really worth it. The prices for condos in the areas I'm researching are just a lot more reasonable and what I can afford to invest in. I understand that some HOA's don't allow investors to buy. My thought is that investing in a condo would be less risky as far as maintenance and the return seems to be higher than buying a house as an investment. Seeing if it make sense to invest in condos?

I just rented out my single family home and the tenants asked me if they can install a fence in the backyard because I don't have one. Is it worth the risk for them to do it or maybe ask them to split the cost to put a fence in? They plan on renting with me for a while. (Of course is they are paying on time)
