So I’ve done two flips before but never a wholesale.  I need some help filling out the TREC.  It’s a unique situation since the home itself is owned by the brother, and the land by the sister.  Mobile homes in Texas are titled like cars, so not sure if I can fill one contract out for both?  I can close on it if need be, but would like to make it a nice easy contract that I can assign.  Any help for a newbie investor would be much appreciated.  Thanks!

So I have a JV with another beginner wholesaler I’ve met. He got a property under contract for 28k. He just wants to make 2k. I have found a buyer that is offering 36k. How do we get the deal done? Do I buy his contact and then assign it? Can we just have a contract between us and then he assigns to the end buyer?

So I have a lead in a home that’s worth 300 now, 500 ARV. She owes about 150k. The owner is about a month from foreclosure. Her bank has it up for a short sale right now. My thought is to pay her past due payments and give her 10k to move and take over the mortgage payments. Can I still do this once the bank has started fielding offers for the short sale?

So I am a new investor from San Antonio, Texas. I currently work as an insurance agent for a fortune 100 company. I wasn’t really thinking about investing in real estate until recently when I got divorced. I was lucky enough to get a great deal, and I should clear a nice 60k profit after only being the home for a year. With that and my 401k I’m ready to jump in both feet, and I am excited at the opportunity San Antonio has to offer. I’m currently reading and watching everything I can to prepare myself, and would love to find a mentor to hit the ground running once my home sells in July. Looking forward to learning from you all!

I am a new investor. I am just finishing up a divorce and selling my home. It turns out I got a great deal, and after upgrades I should still profit 60k after only being in the home for a year. Between that money and my 401k I have some good seed money to start. I am looking to work with a mentor when the time comes. I am currently reading and watching everything I can get my hands on to increase my knowledge in the mean time. I will have my house on the market and want to get started seriously by August. Loving the forum so far and looking forward to learning from everyone!
