Hi everyone! I've been looking for a local REI group up here in Mishawaka/South Bend for a while now. I'd love to network with a few people in the next week or so - even if it's just at a Starbucks or something to start it up. I'm not currently looking at South Bend to invest but regardless, would be great to meet other investors and build our network! Maybe put it in Google Sheets then make it public so we can see it?

Also, I want to add, if you're putting together a proposal or even an OM, then I would add the risks involved with investing. If you're already eyeing a property, nail down the details of that property (deep financials, market opportunity, rental comps, sale comps if you're looking to sell in a few years). Those are good items to put in the presentation as well.

My advice... Work with an expert to take care of it. If there's one item I can share with you, put the right people in place to take care of the entire process. This is your team and rely on them. From your broker, attorney, property management, accountant, repair people. Don't try to do everything on your own, it will be overwhelming - build your team of experts to take care of their aspect of your business.

If you're raising money from multiple private lenders to invest in real estate, I would consult with an attorney on how to set up the LLC. Reason why is that you'll need to understand how to structure the LLC based on whether they will be equity partners, or if they're simply loaning you money.

I would first figure out your strategy and then start putting the items in place to take in money when you're ready. Your strategy could be fix and flip, SFH, MF, office buildings, etc. Write down your goals and the strategy you will implement to get there then to the next step.

I have an opportunity in Indianapolis that I'm looking to get financed. I'm looking for a private money lender to partner with (or multiple) and close on this deal. Torey - I agree with James as he mentioned success in OOS investing depends largely on the neighborhood. I would do a little bit more research/due diligence - once you settle on a territory, you could build a "team" who's on ground locally to help you become more successful instead of utilizing the TK company. Reach out personally to people on here and Linkedin. Easy to do. I know you mentioned you run your business full time, but worth it to ensure a good ROI. Just my 2 cents.
