I currently use an excel spreadsheet for MF Value Add but looking to expand so I've enlisted RealNex's REI Wise. I also tried Property Metrics but wasn't a huge fan. Be interested to hear if anyone has any experience with RealNex or Property Metrics and what advice you can give me for understanding the quirks of these tools. I don't like to plug in uniform, base rent increases, etc because you may be buying way below market with massive increases initially then subtle 2-3% across your ownership, etc. Looking at that now with a small office building so trying to get realistic cash flows requires flexibility in modeling. Be interested to hear people's two cents.

This is by far the best thread I've read on BP and the state of the SF-Bay area markets.  I get tired of people "predicting" things while not furnishing any data.  You, gentlemen, leave little doubt in your arguments.  Thanks!

My team and I are currently in the process of taking on a large cold call strategy in our prospective markets. We've used ProspectNow as a primary lead gen tool to generate phone numbers and prospective clients within our target markets and asset base. 

I wanted to start a discussion on the following: 

(1) what success rate others have used cold calling? 

(2) what alternative lead sources have you used to do so (i.e. would you recommend ProspectNow?) 

and in the end, 

(3) did you find Direct mail as the more efficient prospecting technique?
