Hello again BP family 

I’ve come to once again to ask for advice. 

I currently have an apartment property here in Queens NYC, that has tenants moving out Wednesday. 
the apartment has no mortgage on it and I’m debating weather to keep rental or sell it. 

The math:

The maintenance is $550/month

The rent is $1500/month

The apartment was gifted to me and I think it’ll sell for about $150k. And a rough estimate of $122k after taxes 

I’m nervous to continue renting at the moment with all the current NYC laws and now the newer covid laws. The tenants that are moving out we’re family friends and paid the rent on the 1st of the month like clockwork. 

And advice or point of view would be greatly appreciated!

Hey all,

This is actually a personal request for my home.

I just moved into a studio apartment with no vent over the stove. The windows are also of the other side of the apartment, so as you can imagine cooking is rough, smelly and smokey. 

I'm looking for a ductless vent, 24" in size and want it to be powerful! I want this thing to suck all the smoke and smells.

Any recommendations would be appreciated.

@fahim I'm actually looking in Manhattan (still not sure if it's the best idea) but it's super close to work. My commute right now is about an hour each way and it completely drains me.

Looking at studios and 1BR. 

The plan before breaking up with my GF was to buy multi family with her in NJ, but lift threw me a curve ball....

 Doesn't the down payment sit in the attorneys escrow between contract and closing?

@Caleb Heimsoth My 401k is asking for a signed copy of the signed contract. I'm going to have to call them Monday.
