Good input. For a hands off facility, do you use a contractor to clean out units in preparation for the next renter?
No, moving them in is hands-off. When someone moves out, I still have to inspect the vacant unit, possibly clean it, and secure it. I carry a broom and bucket in the truck. It takes ten minutes to sweep a 10x20 and slap a lock on it.

I gotcha.  That's pretty much what I was expecting, but I was thinking you were managing remotely, so you would have contractors to do that work in lieu of a full-time on-site manager.

I bought a storage facility in 2021 with 135 units. It literally takes 3-4 hours a week to manage, maximum. It produces far more cash flow than I could ever get with residential rentals and has been my best investment so far. I have the software set up so renters move themselves in, completely hands off.

Quote from @Michael Margarella:

@William Thing AJ Osborne wrote a book and has a great podcast about self-storage.   I was able to get started in self-storage by leveraging relationships, so I would advise that you put yourself in the rooms with folks who you may want to work with.  Putting those pieces in place are important so, when you do find a facility that you want to move on, you are ready to do so.

Michael, I have also gained a lot of value from AJ Osborne’s material, so good tip there.
I have heard time and again about leveraging relationships, but have really struggled with finding the right people. Do you have any tips from your experience in how to go about that?  I feel like I would really need to connect with folks that not only have experience in self storage, but are willing to help teach a newbie.

Hello all!  Question: My wife and I want to sign up for the rookie bootcamp starting next week, but we may not be able to join all of the live classes. Does anyone know if we would be able to still take the class and just catch up on the class sessions we miss?  Thanks!
