Post: Ready To Buy/Hold My First Deal - Possible Section 8?

Hey Bigger Pockets!

I have been a Realtor for about 4/5 years now and have a decent amount of liquidity saved up (just under $100k) to be invested into my first rental property.

To be honest, I have been considering buying Section8/Affordable housing properties due to their "guaranteed" rent/tenant stability. Not to mention the purchase price is much lower which would allow my capital to be spread a tad bit further.

Thankfully, since I still hold my license, I can use the commissions earned as well to cushion some of the downpayment/reserves needed upon closing.

My questions are below and I would appreciate any/all feedback for those who buy/hold affordable housing/section 8:

1.) Which is the best way to finance these deals? Conventional lenders? Hard Money?

2.) What has your experience been?

3.) What would you caution first time investors on?

I welcome any and all input as I want to soak it all up before purchasing my first deal.

@Spencer Cornelia In your experience with hard money, would you say its a great way to start? Or what would you recommend? Ive highly considered lease purchase but am curious to your thoughts on the others.

@Spencer Cornelia Forgive me if im prying, but what was your downpayment or initial investment to get the home? Which type of loans were you doing as well? Like I mentioned, my biggest caveat is the creative financing side of everything. I want to be sure im making the right decisions since im not paying cash. Thanks Spencer!

I think for my very first deal, I'd love to partner with someone. Not sure where to find an established and ethical partner is the thing. Its safe to say a mentor would be great in this case.

Hey All, I am a local Residential Agent here in Tampa, Fl. I have a decent amount of cash saved up ready to be spent on a downpayment for my first investment property.

Problem is, I don't want to take the traditional route of buying a duplex or SFR. Ideally, I would like to start with a quadplex/college rental/apartment building to increase my cash flow from the start.

I'd love your honest input and strategies you've used. Especially surrounding the finance side of everything and the most effective way to do that. 

Any experiences, lessons learned, and honest advice is much appreciated.

Feel free to ask any questions for clarification on my end!
