Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $95,000
Cash invested: $23,750

Duplex purchased for $95,000 with $1,100 monthly cash flow. All utilities paid.

Hello all,

This is my first time posting, and I would like to introduce myself. My name is Matt Hermsen and I am located in Eastern Iowa. I am fairly new to the real estate market. I currently have a 50/50 partnership on a Self Storage facility, since 2017. I am currently under contract on my first personal property. It is a "commercial" property that has converted 1/2 of the area into 2 apartment complexes and the other is currently vacant commercial property (I will likely convert into residential apartments). 

I, along with my brother, recently lost our father to a motorcycle accident. He owned 3 duplex units that we have taken over and plan to own mutually. 

I appreciate the forum and everyone's advice and suggestions. I am always looking to network and find new deals. Looking forward to connecting to many of you and continuing in the Real Estate journey.

I use Wave for bookkeeping and payment processing and LOVE IT. I have also used TentantCloud which is decent.
