@Cassi Justiz and @Todd Rasmussen Thanks for the input! My first thought was to look for a turnkey company. But I have heard it is easy to get taken advantage of at them. Any ideas on what to look for in a Turnkey company?

@Caleb Heimsoth, thanks for the input! Aren't running numbers correctly,repairs, and vacancies something you'd have to be worried about no matter where you go?

Hi All!

I'm potentially looking to invest in a home to rent out. I live in California though, and it can be pretty expensive unfortunately. So i'm potentially looking into finding something out-of-state to purchase. Is purchasing out of state as my first investment risky? I'd love to hear feedback or any tips. Thank you for your time!

Hi All!

I'm from San Diego, California. I'd love to hear thoughts on how much cash should have saved up if i'm looking for buy a property in California. I have a decent amount saved up, but in the areas i'm familiar with (San Diego County and Orange County), I probably couldn't realistically afford a down payment. Does anyone have any recommendations on where to look for properties in California, preferably Southern California? Or should I look out of state? Which truthfully I'd rather not to because this will be my first investment, but I'm beginning to feel like that's my only option. Any replies and advice appreciated, thank you so much for your time!

Thanks for the warm welcome, @Kurt Michaelson! Glad to hear you had a positive experience in San Diego county. Rich Dad, Poor Dad is actually what inspired me to start looking into Real Estate and I'm reading If You Can't Wholesale After This, I've Got Nothing for You right now!

Definitely understanding that wholesaling is hard work, but nothing great comes without hardships! I appreciate the input!

Hi All! 

My name is Matt Hrachovy! I recently graduated from SDSU with a degree in Business - Marketing and am extremely interested in learning more about real estate as a whole, understanding the market I live in, and beginning to invest. More specifically, I'm very interested in beginning with wholesaling to start. 

I learned about Bigger Pockets through a friend that just recently got started in real estate and referred me over here! I spent my first week on this site just quietly browsing the forums, but I thought it was time for me to introduce myself. I look forward to getting to know you all and connecting in the future!
