Sorry folks...the selling price is 275k.

I am looking at a 9 unit rental property. 7 of the 9 units are currently renting at 450/month. The other two are vacant. The property itself is selling for 375k.

Before hitting up family and friends for capital, I'm researching if there are any no money down strategies I could use to purchase such a property.

I am exploring using my VA benefits to purchase a multi. Since this would require the property to be held in my name and I live in one of the units, at least for a few years. How best to protect myself and my family from being sued?
My research suggests' purchasing additional liability insurance, plus an umbrella insurance policy. But how much would be enough?
Is there any other suggestions?

 I believe it is called El Paso Real Estate Investors association. You can find and join on meetups.com. I have not attended any meetings yet, but it appears they do training sessions every Wednesday, and usually do a house flip tour every Saturday.

 I was thinking about attending some of the local real estate investor club meetings. They seem to meet on Wednesday's and Saturdays. Maybe we can hook-up there.

I think just some neighbohoods in the northeast and some neighborhoods in the lower valley you have to watch out for. You should be able to get better information on crime areas on the city-data website. The east side of town seems to be expanding the most these days. I have only lived in this area for 10 years, and spend most of my time across the border in Juarez where I manage a production factory, so I am sure there are folks with much better knowleadge than I, but so far from my research, the Northeast, lower valley, and central/downtown portion of the city seem to have the most multi-family opportunities. 

You should also check out Las Cruces, New Mexico if you are looking for multi-families. It's not very far away from El Paso and some residents live and work between the two cities.

Good Afternoon BP,

  New member here. Well, member for a few months now. Have been reading the forums and books and learning about the various tyeps of investing. I live in El Paso, Texas. There appears to be a real estate investing group in El Paso. I plan to attend a meeting there soon.  So far I seem to be most attracted to 2-4 unit multi-families. So let's see what the future contains.
