Hello Everyone. 

I am a real estate agent here in Rochester, MN with Engel & Völkers. I do a lot of work with For Sale by Owners in hopes of getting them to list with me or even just helping them get their house sold without an agent. That said, a lot of times I come across great deals that would close quickly with cash. Would anyone be interested in getting updates when a good deal comes on the market? These deals would range from quick flips with a little rehab to BRRR deals. In general, there are deals out there that I would snatch up but due to conflict of interest, I don't feel entirely great about jumping on them unless the seller is interested in selling to me directly.

Hello,

I was wondering if anyone could point me in the direction of a rent vs buy calculator? Was hoping to send some clients some good information where I could input expected appreciation rate, terms of the loan, etc. vs the cost of the renting something similar. Thanks in advance.

 Hey John, Rochester, MN has been a great market for investors in recent years. With the Mayo Clinic being the major draw, it has become a VERY transient market and a great place to have rentals. Feel free to send me a message directly if you have any questions about the area.

Hello everyone!

My wife and I are moving to Rochester, MN in the middle of June for her 3 year fellowship at Mayo Clinic. We will only be there for 3 years so buying a house isn't ideal but we are over renting and ready to own something and put some sweat-equity into a home. What are some qualities you look for in a home where you know you can add value before selling? An extra bed or bathroom? Basic upgrades to finishings? New kitchen? etc. 

Those are the things I have been looking for but looking for some suggestions. We plan on spending under 500k. We are in good financial position but would it be better to stay to stay on the lower end rather than the higher end due to leaving in 3 years or does it really not matter?

Hey BiggerPockets!

I just joined this month but have been considering the leap into real estate for some time now and have been reading as much as I can! I am looking for a little guidance. Here goes:

I am trying to decide on if I should buy a primary home first or a rental. I currently live in Miami (for the next 3 years) and it's tough to find good deals doing the BRRRR in my opinion for this market. I am from Indianapolis and have been looking for properties in that area. Currently renting in Miami though and paying about 2500/month in rent and it seems a little silly to be renting.

Some financials about me that make it a little weird. I am very liquid but I am a professional poker player which makes getting a loan tricky since they consider me 100% commission based. If I buy rentals with cash would I have any any trouble refinancing?

What would you do? Find a primary home first? Start looking for cheap rentals in Indy? Find rentals in Miami? Should I consider different deals in Miami? Am I not looking in the right spots? Is long distance investing tougher than I can imagine?

Any guidance would be great. Thanks for reading!
