@Steve Bracero - re: financing - I haven't been working with commercial banks, but I do have letters of intent from private investors and high net worth individuals.  I'm going to setup LLCs and GP/LP entities to give investors rights to distributions.

Re: MLS - I'm currently networking with brokers to find someone to hang my license with. I've met with several and expect to make a decision on that this week. So if all goes to plan I should have access this week or next.

Let's follow up, I'd be happy to help you find comps.

@Steve Bracero appreciate the welcome note.

I've started looking in Framingham and Natick, mostly because I am familiar with those areas and I feel towns/cities West of Boston offer a lot of opportunity.  I plan on financing my first deal through either a conventional loan or, most likely, a hard money loan.  I have an extensive network of high net worth individuals and have landed a couple terms sheets for hard money @ 4-5% interest...but now need to find the deals and arrange a team to get deals done.  

Re: deal sourcing - I don't have a set plan for this as I am still at the very beginning phases. My first goal was to get money lined up, then find the deals. So now I'm moving into the hunting phase. I have had great success in other business verticals with direct mail and am good with online advertising/SEO. Those are likely the 2 avenues I will try first. I did also get my real estate license done so will also leverage MLS, but have heard the competition on there is pretty heavy, have you had any success with MLS?

Do you already own properties?

Hello Forum-goers,

As a new entrant to the real estate game I am excited to begin the journey.  Professionally, my experience includes scaling a tech startup from the ground up, managing mergers and partnerships at a corporate level, and most recently I was Director of Sales at GoDaddy.  I am twenty-nine years old and have had successful exits with two companies. However, none of the positions I've held are capable of providing me long term financial freedom...which is why I'm here! 

I am not naive to the fact that I have a lot to learn or that others have been doing this far longer than I have, but I do believe I can add value to others on BiggerPockets in that I have extensive experience in sales cycle development, raising capital, marketing, project management and hustling to find deals (just in a different industry). My goal is to implement a buy-and-hold strategy by purchasing one multi-family building (2-4 units) and begin building a portfolio of rental properties. 

I am open to networking or, of course, partnering should a mutually beneficial relationship be identified. Feel free to reach out!
