Glenn Espinosa Really great advice Glenn, you almost make me want to ask for your business card lol.

That's exactly what my reservation was in the first place. I understand the whole "fake-it-till-you-make-it" idea, but honestly, I would feel fake and insecure just handing out my card pretending I have an elevated level of value. Don't get me wrong, I do, but now I know where to put some effort in regards to what these people need. I understood that they need these services, but I wasn't sure how to approach it.

This is probably a weak question, but I'm curious as to what people's thoughts are one dress code when networking. I understand that I don't need to show up looking like a bum, but I find it weird when people try to dress to the nines. I feel like I'm about to be sold something. I just don't want people making snap judgments about me cause I didn't wear pressed khakis and loafers.

Fantastic advice, guys!

I would definitely prefer to do Real Estate full-time, but I will have to take what I can get. The sad thing is, the real estate market is performing better than the job market in my area and that's why I'm starting now trying to learn as much as I can asap.
Simon Campbell I haven't heard to much about doing appraisals. Are you referring to the type of people that review property value for banks to get a max loan value? Any insight on how to get into that or Property management? I'm a person that loves to learn all that I can about anything, especially if it can make me money. Personally, I want to be that go-to-guy.

Does anyone have any advice on becoming an agent and finding a broker, but firstly- is it worth it in my position? I would really like to do commercial, but I understand it's harder to get into due to longer lead times and all that. Although, honestly, from an outside viewpoint. Both Residential and Commercial look very appealing. Are there possibilities for doing both? I do understand that they require two different skill sets and separate specializations.

Awesome Response, Glenn! I should make some business cards. What do you think I should put as a title and list if I were provide these solutions:

- Put out bandit signs for them
- Handwrite letters for them
- Build them a website
- Put up craigslist ads
- Edit their blog posts
- Take pictures of their flips

As for anyone else, in regards to brokers/agents, do they have need of anything else?

Hey everyone! I'm a broke senior college student (business graduating in December!) and I'm looking to get into the many aspects of RE. I know it is better to pick a niche and specialize, but I really don't have a way of really knowing which I prefer. I've read plenty and sure I can read some more, but I have yet to find a resource that details the various procedures in dealings and transactions. I know how to run the numbers, but it means nothing when I can't compare them to the market. I need to connect the dots. Here are some methods and some subsequent questions about obtaining experience.

3 Methods (That come to mind): 1. Mentor and shadow, 2. Real Estate Assistant, 3. Become a Real Estate Agent.

I know I need to network, however, I'm not sure how. I plan on going to some REIAs in the Atlanta area, however how do introduce myself to people with having little offer in terms of money or experience and how do I show value? I might need some business cards, what should I put on them? I'm also up for buying people coffee or lunch, but how do I approach them? As far as a RE assistant and quite possibly later an agent, should I call and email brokers?

I'm really not up for wholesaling considering I don't want to mislead people and really don't know jack about the market. I think it's far too simple for people to say their goal is to start out wholesaling and later moving on to "fix n' flip (not to say that all wholesaler do that). What are some knowledge/foundation ways of entering Real Estate.

Yeah, as far as meetings go, I'm thinking I might go to the 'Mountain REIA' in Cumming (Aug 6th) or possibly the main AtlantaREIA meeting (Aug 5th).

Does anyone else have any insight? I'm still looking for someone to show me the ropes!

Justin Morris Thanks for the response! I have been to one from Atlanta REIA, I didn't know what to think about it. I'll probably go to another in the future. About MH investing, I'm not quite sure yet. I'll look more into it. I'm kinda sitting on the fence trying to review my options. About your lease purchase strategy-- Do you lease properties out to tenants and give them them the option to purchase? Have you thought about the "sandwich" version?

Hey everyone!

My name is Matt Hamilton. I'm a senior business student at a local university and I have a major interest real estate (too bad it's not equitable). As far as real estate education, I've done the usual BP lurking, but I have also read J. Scott's BP ebooks, Frank Gallinelli's '...Cash Flow...And 36 other Key Financial Measures, and Ken McElroy's 'ABCs of Real Estate Investing' and some other sources. I also had a face-to-face with Joel Owens today about commercial investing (Thanks, man!). I'm not quite sure what niche or strategy I should take and although I have growing understanding of the various aspects of REI, I find that many of the concepts are still abstract and I have yet to really connect the dots.

Here is where real experience comes in. I'm wondering if there are any investors, agents or brokers in the area that might need an assistant or a second shadow. I am willing to help!

My Goal: Not clearly defined yet which makes it hard to create a business plan, but I'm interested in multifamily and commercial, but I'm up for SFH flips as well. The concept of Notes is also interesting. However, to start I'm considering the duplex-live-in-one-rent-the-other-FHA financed-model.

I currently have some cash and I am comfortable investing $3,000. What are some options? Mobile Homes, Tax liens, Discounted notes, etc.?

I should add that I'm thinking about getting a RE license (gather market data, credibility, more control over my deals, possible commissions) and but I'm unsure of agent market saturation and choosing a broker (stipulations and fee schedules) rather than my business being regulated. Is obtaining a license feasible?
