It has turned out very well so far! We paid $67k & it's on a lease with purchase option for $160k! We were able to gain access just before closing! Tip: When shopping foreclosures near the winter months, keep in mind winterization! The banks usually winterize, but this house was "occupied" so it wasn't! We got lucky, the morning we closed it was 14 degrees! When I entered to turn on the heat, the thermostat showed it was 42 degrees inside the home! Thank god for well insulated homes & builders that put things like water heaters inside the insulated walls & not in attics!! Yes! It happens!

@Jerry Padilla We finally obtained access just before closing.  And we are giving them 10 days to vacate.  Keeping our fingers crossed that everything goes well.

My wife and I are about to close on our first foreclosure on Thursday! No one is able to contact the previous owner! House has furniture still in it, power is on, and there's an alarm system! My attorney says that once we have deed in hand, everything is ours! Would any of you guys still store the personal belongings, maybe for a few months, just to see how this pans out? The contract does say " as is, where is"!

May try what I call the "wealth snowball"! Buy 1 with minimal financing, do everything you can to pay it off ASAP, then buy #2 and pay it off with income from 1 & 2, & so forth! I think once you're comfortable with leverage, you'll be well on your way!

What is your mobile accounting software of choice? I manage myself, currently just 5 doors! I'd like for my wife & I to be able to scan receipts with our phones, & we'd love to get away from that tax time headache of going through the receipts & bank statements, for the whole year, in preparation for the CPA! What's the most efficient service to go with?
