Correct, they own the buildings that the gyms operate in. The gyms are a national franchise and their two locations are doing very well. They make regular investments in the equipment and do a complete design refresh every 5 years.   i appreciate the feedback.

Thanks everyone. I planned on going the lawyer route at some point wouldn't want to use anything canned that might get challenged per state laws. That said, are there any specific recommendations around types of clauses that you believe are critical to a strong absolute NNN agreement? When I meet with the attorney I'd like to ensure all my bases are covered. Thanks again!!

Hello - I'm hoping the community might be able to point me in the right direction. Would anyone be willing to share or point me to a place were I can review examples of strong absolute NNN leases that I can build from? My father passed away and owned a couple buildings and gyms. They are separate entities but want to help my mom establish strong NNN leases between the entities in the event that she wants to sell the gyms but keep the buildings. Any help/direction would be greatly appreciated!

Hello All -  Looking for a solid CPA in the KC market.  I'm hoping some of the investors in KC have a recommendation they could toss my way.  I'm getting all of my i's dotted and t's crossed before I move forward on my first purchase.  If you also happen to know a good real estate attorney I'm still looking for one of those as well.

I’m looking to identify some reputable contractors in the North Kansas City market. If anyone is willing to share the name of contractors you've used and were happy with, I'd be greatly appreciative?  I've found a few through searching Google, but I was hoping I might get some first hand references from the BP community.

I've been running numbers on properties in my area, but feel like I need to build out / identify a strong team before I jump in. I'm interested in buy-and-hold for SFRs and small multi-tenant rentals. Most of the deals I've been looking into are forecloses; which is uncharted territory for me.  If anyone has some advice for buying a foreclosure I'm all ears.   

That said - For the Liberty, MO or North Kansas City market does anyone have any recommendations for the following areas as I look to build a strong team? Feel free to PM me if you don't want to post to the forum.

Hello BP Community - 

My name is Matt and I live in Kansas City (Liberty area). I'm just getting started in REI, as my only experience is navigating the build process on our primary residence. I've been digging in deep on the BP forums, educational material, etc., and recently joined the local REI group for Northland KC. I'm interested in buy and hold SFRs or small multi-tenant rentals.
