Steve, that was my first thought as well, but this is just one example of many. I know L&I is busy, but it seems like a pretty glaring oversight to keep making. 

Alex,I hope you’re right! Are you aware of any documentation that goes into more detail on that?

Can someone point me to the egress requirements for finishing a basement? My understanding was that you needed a second exit, but I'm seeing a decent number of rehabs in the city that don't.  Is there some sort of exception?

My lease has always stated that the security deposit and first month's rent must be paid via certified funds. Most of the time I'm signing a lease 30-60 days before move in, plenty of time for a check, Cozy, or Zelle payment to clear, so I'm not sure why I did this. 


What payment methods do you accept for security deposit and first month's rent?  Any reason I shouldn't just charge it in Cozy when I set up the lease?

Are you seeing vacant lots or tear-downs with existing curb cuts worth more than similar lots without?  I'm not sure about South Philly but in areas like Brewerytown it seems like off-street parking on a new construction commands a significant premium vs. a similar house without.

Thanks for the advice everyone - confirms what I was thinking.  I ended up keeping my appointment with the first tenant. 

@Nathan Gesner thanks for sharing your process - I think I'll adopt something similar going forward and make sure tenants are aware of it ahead of time.

I finished screening a tenant over the weekend and am meeting them in a few hours to get a deposit, which for me de-lists the property and would stop any other screening activities.  I just had a second application come in that is more qualified on paper, but would still need to be vetted.  When I indicated that i had another tenant ahead of them and that the property would likely be unavailable this afternoon they offered to pay higher rent.

It feels like the right thing to do it to keep my appointment with the first applicant.  Curious what others think.
