Are you planning on self managing or having a management company?

JP - You may have a hard time finding a good company to go to that area. I don't know of any.

Where are your properties?

I am going to throw my name in the hat for Shelter. We used this strategy on our buildings. Easy process.

Ha! Well to be honest - I use a great Management company. Mogul Realty. They do all of the advertising and showings. I think their approach is mostly the common websites folks would go to when they are looking for a property to rent: Zillow, HotPads, Trulia, etc.

We have a nice 4-family in Dutchtown. Good tenants that pay. Had 1 empty unit that we made look nice with paint, bathroom floor and nice bath counter. Kept some older stuff for character like claw tub. New Home Depot kitchen countertop. Listed Friday afternoon and had a renter with a 725 FICO score on Monday! This is probably quicker than normal but if you give them a nice attractive unit, they will be knocking on the door.

Under contract for a duplex near Amberg Park. Really nice with a garage thats In great shape! Unusual in South City. Going to freshen up and should get 600 a month. 

Bottom line - good cash flowing properties if you put a little into it and give them a nice place to live.

Basit, Mark, and Natalie - Thanks for the replies. I will look up Jake and look at those links. Basit - We just closed on our first multi-family so I am just wanting to start with good strategies (deductible items) from the beginning. Any low hanging fruit you can provide would be greatly appreciated!

Also - When I am buying it from the wholesaler, are we transferring title or we just assigning the contract when WE get a buyer?
