One of the main things is to have a good lease and one that you follow.  It takes pressure off of you, when you can just say, "Please refer to your lease."  Try to take the emotions out of the situation.  You will hear every sob story and excuse under the sun.

I have a great relation with my bank. I have a 24 unit complex and a 10 unit complex financed thru them. The only issue is that it is a 20 year am, plus its not a fixed rate. Considering going FHA Multifamily loan to get a 30 year am and fixed interest rate. It would help my cash flow quite a bit. Wondering if anyone has had any dealings with FHA multifamily? What are your thoughts? Its not a real common offering so it seems a little hard to find info on it. Thanks!

We currently have 28 rent homes and then a 10 unit duplex community. We have all the property in 1 LLC right now. Wondering if that is okay or what the best route is. Also, have recently paid off a couple of homes and just trying to figure out what to do with them to be best protected.

Looking for a good Asset protection advice.   With society today, I just want to make sure that I take good precautions to try to protect myself and properties as well as possible.  Looking for an attorney recommendations or such.

I am a home builder in Texas.  I have both single family homes and also duplexes that I have built.  Started with the single family homes because that is what we know.  However, we just completed a 10 unit duplex community and it is great.  We built 2 bed/1 bath duplexes.  We are in a small town of about 2500 people.  They all leased within about 2 months.  We took it slow and really screened to get the best tenants.  What we like the most is that all our tenants are mostly single older people or maybe a young professional couple.  The wear and tear will be minimal compared to our 3/2 homes where they have a couple kids.  The only way we can do something in this area is if we build it.  Of course we have our time in it but are are able to go in with no money invested and still be at about a 75% ltv.  They cash flow day one and the cap x should be practically nothing for a little while.  I am in the works to do another project of the same concept with a total of 36 units.  Good luck.

Good afternoon!

I am getting deeper into the investment property and am looking for a good CPA in the Tyler Texas area.  I currently have a CPA and he is great at his job, but he doesn't really specialize in investment properties and doesn't give great advice on how to work taxes to the best possible.  Anyone have and ideas?
