is there a date set for a sale for a property with a VA loan or has it already gone to sale and is now owned by the bank?
It has been sold back to the bank. I'm curious if there was to creative in financing when buying from the VA. I assume they would not finance for me (seller finance), but I was just wondering if anyone has purchased a foreclosure from the VA and if they were able to construct good deals.

curious if the property has to be in Huntsville? I live there but looking at purchasing a portfolio consisting of a group of 3-quad plex's in Montgomery. Really needing some help with the financing.

I am looking at an MTR there in Montgomery. Having trouble determining the best financing options for me to move forward. Currently, I am in Huntsville but will be transitioning down to the Enterprise area very soon (Active Duty Army).
Not sure how far you have gotten with your team, but if you have a solid lender in the area that does MTRs please share!!

I need some assistance with funding a MTR deal. Had a partner that had to step away until October, but I don't want to miss out on an opportunity.
Thinking about FHA. The seller may be willing to Seller-Fi a small portion.
The property is great and currently has minimal vacancy. Not sure if a local bank may be better than FHA, or are there other avenues that I should explore?

I have recently sat through a boot camp for creative financing and we talked about several different strategies. I'm wanting to find a way to help out a friend in our neighborhood with his situation. He is recently divorced and has to sell his house, but he really doesn't want to move. She will get 50% of the equity after the sale. The asking price is a little high and he has told me he will not budge.
Curious if there was a way that he could sell to me and then I rent to him. I will assume his loan and he pays me his mortgage, plus a little extra. He will now have a higher mortgage payment to me so I can make a small profit, but he gets to stay in the house and not have to pay much in equity to her.

I am negotiating a packaged deal that has an asking price of $1.65m. For this, I will most likely need a Hard Money loan and/or Bridge Loan on top of a Conventional Loan.

Does anyone have a solid spreadsheet that I can calculate multiple loans within one cash flow analysis?
