Does anyone have experience with Fundrise or Realty Mogul?  If so, please share your experience.  I've noticed the fees are comparable to a brokerage account.

If you were dropping out for a skilled trade, I'd say go for it.  Going into real estate isn't exactly financial freedom.  It's a commission based job and your salary will fluctuate with the market cycle.  I suggest limiting your school debt, get the W2 job, get a side gig doing real estate, save and invest until you can leave the W2 job and invest full-time.  I personally believe you can achieve your goals faster with the degree and consistent salary.  Furthermore, you'll have a nice benefit package to further enhance your end-game and cut costs.   You can even start the real estate gig while still in school!

I live and invest in the KC market and prefer properties with basements.  Foundation issues are a huge issue here due to hydrostatic pressure so you need to make sure proper drainage systems are in place (grading, gutters, etc).

6700 W 81st street has sat on the market for quite some time in the past due to multiple issues.  I looked at it after the listing had expired last year.  It'll be interesting to see if it moves or if they fixed the structural problems.  

I buy off market in JOCO and regularly hit 1% or better. It's a bit more challenging if you buy from MLS and pay retail prices.

I generally avoid this area.  I think this is definitely a C area with terrible schools.

I have an insurance broker that I run deals through to obtain accurate numbers.  He'll shop multiple companies to find the best prices.

Welcome to BP and congratulations on the new adventure (and life changing endeavor!).  

As mentioned above, I would also suggest attending local meetings as your schedule allows.  Of course the BP community is also outstanding and a wealth of information.  It sounds like you already have a great mentor with your dad being in the business.
