I use a firm for mine.. Prosulum they are trained and really good.. $9.50hr for a highly educated person ready to go to work.. you can choose between 20 or 40 hrs a week.. Paid for themselves 10x easy…

I’m looking to get the highest guaranteed rent per sq/ft.. I feel I can get a $125k investment rent ready for that demographic.. I’m also looking for long term renters.. If it’s the largest house and in the safer part of town that accepts a voucher they will stay much longer in my opinion.. If they are properly screened.. 

I’m also slightly worried about administration enacting another a federal eviction moratorium in this coming recession..  

I may be way off, but this is what I’m thinking.. I’ve had up to 16 SFH, but none Section 8..

I'm looking for some advice on the BRRRR strategy for section 8 housing.. I have enough cash to buy the properties outright and for the improvements/repairs before using financing to pull the equity out and repeat..

The questions I'm seeking answers to is, what neighborhoods, is walking score important, are schools as important, & What level of updating are people in section 8 looking for?

I'm currently looking for 3+ bed 2 bath houses in non HOA neighborhoods to convert to legal 6 bedroom homes.. Anyone doing this in a 1.5 million person metro?

Thanks everyone, I'm confident the building was a good deal, the bank in which foreclosed will be financing the property w/20% down, 3 yr fixed 5.1% 15 yr commercal loan .. Just curious about the contents and eviction, The former owner is the tenant & has yet to leave, when I take possession do the contents transferred with the deed? Or do I have some eviction process while I wait, Can I set his junk on the stoop or haul it off? We are wanting to move in asap..

I can really divulge the #s I have a few partners who would not appreciate it..

Its a 5600ft2 Office/ Warehouse on 8.2 acres.

We got the property for 60% of replacement cost. We were able to visually inspect the property(shop is still operating during foreclosure)

We will use it for a business we own, lease it in this area would be $15 ft yr 

It was foreclosed by the bank, They bid us up to amount they were owed.. Taxes are up to date.  No other leins on property..
